CONSULTANCY WORK FOR RESTORATION OFTERRACE SLAB AT AAYKAR BHAVAN,CHURCHGATE, MUMBAI

AAYKAR BHAVAN is a Commercial building located at Maharshi Karve Road, Churchgate, Mumbai. The building is utilized for the operation of Income Tax services, which comes under office. The Central Public works department (CPWD) controls the maintenance part of the building. The users of the building is facing monsoon-related leakage & seepage from the terrace slab. Hence, CPWD officials want to consultancy for adequate restoration & waterproofing treatment for the terrace slab. Hence, work was awarded to M/S Structedge Consultants through Bureau Veritas to provide consultancy services for restoration & waterproofing treatment for terrace slab. In response to this, the our team on 24th & 25th March 2023 carried out an inspection. The structure under consideration is a commercial building having configuration of Basement + Ground + 6-storey RC framed structure. The structure is having conventional beam-slab system with infilled masonry walls. The area of the one floor is approximately 40,000 Square feet. The building has total of five staircases & five lifts for vertical access. The one floor is constructed above 6^th floor at west the building. The use of this floor is as a “Guest House”. Various MS & HDPE tanks are installed on the RCC framed structure at Terrace. The existing terrace slab has an additional layer of concrete screed of 100mm above it. The mortar screed is laid above the concrete screed. Fiber mesh in patches has laid at few area of the terrace
